ANGLIAN GETS A THUMBS UP FROM VALE OF AYLESBURY HOUSING TRUST TENANTS

As Anglian Building Products (ABP) puts the finishing touches to a £5m contract with the Vale of Aylesbury Housing Trust, tenants have given the company a big thumbs up. As part of the Trust’s commitment to upgrade its 7,350 homes to the Government’s Decent Homes Standard within a five year timeframe, ABP was given the challenge of installing replacement windows to 1,400 homes and replacement doors in 2,500 properties in the region.

ABP’s challenging three-year programme involved installation work to around 21 different properties each day, working to 5 core KPIs (Key Performance Indicators), appointments kept, residents’ satisfaction, defect free properties, progress, health and safety. This involved liaising with large numbers of tenants on a daily basis to minimise disruption during the works. New challenges were overcome when asbestos was uncovered in 150 of the homes. Anglian subcontracted a specialist contractor to safely remove and dispose of the asbestos and then replaced the soffit, fascia and guttering in the affected houses. Despite the scale of the challenge, the work was completed within the specified time period, and in a customer survey 97.7 per cent of the tenants have stated that they arevery pleased with the products and service provided by ABP.

Nigel Wardle from ABP said: ‘This astounding success story has been largely down to our professional approach to the project. We opened a dedicated operations centre to service the contract. This meant that our locally recruited Resident Liaison Officer, as well as the project delivery team, could be based on site to ensure the programme ran smoothly. The Vale of Aylesbury Housing Trust was set up in 2006 and manages a mix of properties, all former council house stock, many set in rural locations and dating back to the 1940s. As part of the Government’s Decent Homes programme, the trust is modernising 3,400 kitchens and 2,400 bathrooms and upgrading central heating in 2,500 homes.
